Building Plans Approved Report, Windhoek: March 2021

Executive summary

  • The City of Windhoek Approved a total of 247 Building plans for March  2021 , with an  additional of 7 building plans when compared to the previous month. See figure 1.
  • An increase in monthly building plans approved  for March 2021 was driven by addition plans.
  • The City of Windhoek approved  a total of 143

addition plans ,81 house plans,14 wall plans ,4 commercial plans and 5 pool plans ,valued at N$ 162 211 756 for March  2021.

Analysis

  • On an annual basis the number of building plans approved for Windhoek experienced  growth from a depressing (-0.65%) to ( 29.40%),the main driver was addition and house plans. See figure 2.
  • The highest number of building plans approved for March  2021 , were from Khomasdal  suburb, with a total of 40 plans (18 addition plans, 18 house plans, and 4 wall plans), valued at N$ 31 966 800
  • Windhoek suburb, had the second highest number of building plans approved for March  2021 , with a total of 33 plans (18 addition plans,9 house plans,3 commercial plans,2 wall plans and 1 pool plan), valued at N$ 31 965 000
  • Prosperita and Hakahana suburb, had the least number of building plans approved for March 2021

Outlook

  • We anticipate a mild recovery for Windhoek  construction sector over the short to medium term.

Building Plans Approved Report, Windhoek: February 2021

Executive summary

  • The City of Windhoek Approved a total of 240 Building plans for February 2021 , recording an increase with 109 building plans approved as compared to January 2021.See figure 1.
  • An increase in monthly building plans approved  between January 2021 and February 2021 was driven by additions and house plans.
  • The City of Windhoek approved  a total of 131 addition plans ,87 house plans  ,18 wall plans  ,3 commercial plans  and 1 pool plan valued at N$  165,167,497 for February 2021.

Analysis

  • On an annual basis the number of building plans approved for Windhoek experienced   growth from (-4.87%) to (33.33%),this was driven by addition and house plans. See figure 2.
  • The highest number of building plans approved for February 2021 , were from Windhoek suburb, with 34 plans (21 addition plans, 9 house plans,2 commercial and 2 wall plans), valued at N$  23,863,800.
  • Otjomuise suburb, had the second highest number of building plans approved for February 2021 , with a total of 33 plans (18 house plans,13 addition plans and 2 wall plans), valued at  N$  22,761,957
  • Hakahana and brackwater suburb, had the least number of building plans approved for February 2021 recording 1 plan each.

Outlook

  • We anticipate for a positive growth  for Windhoek  construction sector for the  upcoming months.

Building Plans Approved Report, Windhoek: January 2021

Executive summary

  • The number of building plans approved by the City of Windhoek for January 2021 increased with 1 additional plan as compared to December 2020. See Figure 1.
  • The city approved a total of 131 building plans with 71 Addition plans,50 house plans,9 wall plans and 1 commercial plan at the value of N$ 84 520 349 for January 2021.

Analysis

  • On an annual basis the number of building plans approved for Windhoek experienced a growth of (31.07%) for January 2021 from a depressing (-7.93%) that was recorded January 2020 due to COVID-19 restrictions. See figure 2.
  • Khomasdal suburb recorded the highest number of building plans approved for January 2021 with 20 plans (9 addition plans ,10 house plans and 1 wall plan), valued at N$ N$ 12 262 00.
  • Rocky crest suburb recorded the second highest number of building plans approved with a total of 17 plans with (6 addition plans and 11 house plans), valued at N$ 9 986 500 for January 2021.
  • No building plans were approved for Brakwater, Cimbebasia and Hochlandpark suburbs for the month of January 2021.

Outlook

  • Windhoek’s construction industry remains under pressure but there are green shoots on the horizon.
  • We anticipate the construction industry to start picking up to its previous highs around the second quarter of 2021.

Building Plans Approved Report, Windhoek: November 2020

Executive summary

  • The number of building plans approved by the City of Windhoek declined to 288 in November 2020 from 336 recorded for October 2020. See Figure 1.
  • A decline in the monthly building plans approved by the City of Windhoek was influenced by addition, wall, commercial and house plans.
  • During the month of November 2020, the city of Windhoek approved 165 addition,104 house ,13 wall ,4 pool and 2 commercial plans, valued at N$ 239 061 989.

Analysis

  • On an annual basis the number of building plans approved for Windhoek experienced growth of 25.18% moving up from 6.58% that was recorded for November 2019, the annual growth was driven by the addition and house plans.  See figure 2.
  • The highest number of building plans approved for November 2020, were from Windhoek suburb, with a total of 48 plans (33 addition plans, 12 house plans,2 pool plans and 1 commercial plan ), valued at N$ 84 989 995.
  • Otjomuise suburb, had the second highest number of building plans approved in November 2020, with a total of 43 plans (28 house plans ,14 addition plans and 1 commercial plan. and 2 walls), at the value of N$ 33 800 714.
  • Hakahana suburb, had the least number of building plans approved in November 2020, with 1 addition plan.

Outlook

  • Windhoek’s construction industry continues to face strong headwinds as consumers and businesses confidence has waned due to the covid-19 induced measures.
  • We anticipate for a decline in the building plans for December 2020 as most construction companies will close for the holiday season.

Building Plans Approved Report, Windhoek: December 2020

Executive summary

  • The number of building plans approved by the City of Windhoek declined to 130 from 288 that was recorded for November 2020. See Figure 1.
  • During the month of December 2020, the City of Windhoek approved a total of 84 addition plans,30 house plans,14 wall plans,1 commercial plan and 1 pool plan, respectively.
  • Addition and House plans were the main drivers of the number of building plans approved for December 2020.
  • The City of Windhoek approved a total of 2346 building plans valued at N$ 1 883 589 910 for the year 2020.

Analysis

  • On an annual basis the number of building plans approved for Windhoek increased to 30.35 % for December 2020 from -6.56% that was recorded for December 2019. (See figure2).
  • The City of Windhoek indicated that the highest number of building plans approved for December 2020, were from Windhoek suburb, with 24 plans (16 addition plans, 5 house plans,2 wall plans and 1 commercial plan), valued at N$ 39 685 950.  
  • Khomasdal suburb, had the second highest number of building plans approved with a total of 21 plans (15 additions, 4 house plans and 2 walls), valued at N$ 7 052 000 for December 2020.
  • The monthly decline in the number of building plans approved for December 2020 by the city of Windhoek was negatively affected by the holiday as most of the construction companies closed for the festive season.  

Outlook

  • Windhoek’s construction industry continues to face strong headwinds as consumers and businesses confidence has waned due to the covid-19 induced measures and the uncertain economic outlook.
  • We anticipate a subdued construction environment in the short to medium term.

Windhoek Building Plans Approved Report: October 2020

Executive summary

  • The number of building plans approved by the City of Windhoek stood at 336 for October 2020.The building plans approved recorded an increase with an additional 82 building plans approved as compared to September 2020. See Figure 1.
  • During the month of October 2020, the city of Windhoek approved 189 additions plans,115 house plans,5 commercial plans,3 pool plans, and 27 wall plans.
  • The value of building plans approved for   Windhoek amounted to N$ 331,096,250 for the month of October 2020.
  • Additions plans and House plans were the main drivers of the number of building plans approved for October 2020.

Analysis

  • The building plans approved increased from -2.2% to 28.03% on annual basis for October 2020 (See figure2) .
  • The highest number of building plans approved for October 2020, were from Katutura suburb, with a total of 45 plans (21 addition plans, 18 house plans,5 wall plans and 1 commercial plan), valued at N$ 17,207,160.
  • Otjomuise suburb, had the second highest number of building plans approved with a total of 40 plans (24 house plans,14 additions and 2 walls), at the value of N$14,695,554 for October 2020.
  • There were no building plans approved for the suburbs of Lafrenz and Brackwater for October 2020.
  • The City of Windhoek approved a total of 115 house plans for October 2020 ,the number of house plans increased from 85 house plans  that were recorded for September 2020 , an increase in the  number of  house plans approved is driven by the Informal Upgrading Settlement Project a government initiative to build houses, though the National Housing Enterprise that was launched in July 2020.

Outlook

  • Windhoek’s construction industry faces strong headwinds as consumer and business confidence has waned due to the covid-19 induced lockdowns.
  • However, it is evident that a positive trend is emerging especially for the construction of houses through the  Informal Upgrading Settlement Project as the Government plans to  construct 600 houses by June 2021.
  • Building plans approved will remain on the growth trajectory for November 2020 before the construction holiday kicks in.

Executive summary

  • City of Windhoek approved 254 building plans for September 2020. The plans increased from 252 plans approved for August 2020. See Figure 1.
  • During the month of September 2020, the city of Windhoek approved 148 additions plans ,85 house plans ,1 pool and 19 walls plans.
  • The value of buildings plans approved in Windhoek amounted to N$ 13,402,836 for September 2020.
  • The increase in the number of building plans approved for September 2020 was influenced mainly by Additions and House Plans.
  • Windhoek recorded a total of 1 722 approved plans as from 1 January 2020 to 30 September 2020 valued at N$ 1,235,169,636.

Analysis

  • The building plans approved experienced growth from (-17.81%) to 29.04% on an annual basis.
  • Otjomuise had the highest number of approved plans for September 2020, recording a total of 39 plans (27 house and 12 additions plans) valued at N$ 16,243,359.
  • Khomasdal recorded the second highest number of plans, with 31 plans (22 additions,4 house and 5 wall plans), valued at N$ 9,702,950.
  • Brackwater recorded no approved building plans by the City of Windhoek for the month of September 2020.

Outlook

  • Windhoek’s construction industry faces strong headwinds as consumer and business confidence has waned due to the covid-19 induced lockdowns. However, it is evident that a positive trend is emerging due to the low base effect.
